Rates and conditions

Accommodation styles and rates:

All rates are quoted in Australian Dollars at the Basic Accommodation (Self-catering) rate (linen included), and are the same for both The Homestead and The Cottage. All meals are at an additional cost.
Eg: Continental Breakfast - $10.00 pp  and Full cooked Breakfast - $20.00 pp

The HOMESTEAD - Traditional B&B style. ( up to 4 Guests)

Two "B&B" bed-rooms. The Garden Room, double with ensuite bathroom,  The Tartan Room  with two single beds. 

Very suitable for two couples or a family with two older children (but really not suitable for young children) 

The COTTAGE - Fully Self-Contained.  ( up to 10 Guests)

The Cottage is absolutely ideal for two families or two couples.
There are three bedrooms; two with queen sized beds, and the third with bunks for 4 people.
Two trundle beds and a cot are also available.

Groups of four or less - 2 night minimum stay. Larger groups - no minimum stay.

 

It has a Fully Equipped Kitchen & BBQ, a cosy Wood Fire, Plasma TV, DVD, VCR etc , Laundry facilities & Under-cover Parking for 2 cars. For your convenience on arrival there will be complimentary tea, coffee, milk, sugar and some kitchen aids, laundry washing detergent, body & hand soap and toilet paper. Replenishment of these items is the responsibility of guests.               

Linen and towels are included in the price with a weekly linen change (on the 8th day).If guests wish to supply their own then DEDUCT $5.00 per person per day.

Pets

For health reasons pets are not welcome. Please leave them at home. 

Guided 4WD Farm Tours

Interesting and informative. You will see merino & crossbred sheep, Highland & Angus cattle,  Alpacas, the woolshed, some beautiful scenery & much more. Cost depending on the duration of tour at $25.00 per hour.

Deposit

*Bookings will be confirmed and secured only after our receipt of your deposit. 

*The deposit is an amount equivalent to half the accommodation cost.

*Payment can be made by Credit Card, EFT, Cheque or Money Order.

*The balance of the accommodation charge is payable upon arrival, and for any extras & meals at departure ...... You may prefer to pay the balance in cash, as there is a 2.5% fee on further transactions by credit card.

Cancellations

*If we are able to fill the vacancy your cancellation has created then at our discretion we may refund your deposit  (less an administration fee of $30.00.)

* In the event of a cancellation within two weeks of the commencement of your stay the deposit will be forfeited. Please note that a months notice is required during peak periods like Christmas, Easter, UNE graduation and school holidays etc.

*Also, depending on the circumstances of your cancellation, it may, at our sole discretion be transferred and used at another time, but this stay must be within 12 months from the date of payment of the original deposit.
